KEANLAND PARK ARCHITECTURAL COMPLIANCE COMMITTEE (ACC) POLICIES:

 

This document is intended to be a quick reference to help clarify some of the Design and Architectural Restrictions listed in the Declaration of Covenants – Keanland Park Section 7. 

We hope these policies help to build a community that will allow for freedom for individual taste, while maintaining the overall neighborhood aesthetic continuity.

Homeowners are encouraged to use and develop their properties for their own private enjoyment and balance it with their impact to adjoining neighbors.

While specific examples are listed below to provide context, this quick reference is not intended to be an all-inclusive list of every possible scenario that may arise. If you have any questions about your project and whether it requires approval, please contact the ACC.

 

LANDSCAPING:

ACC approval is not required for most front yard plantings, provided existing landscape scheme is maintained.

Landscape plant requirements are also addressed in Sections 7.6 & 7.7

Proper Maintenance of Landscaping – All trees, hedges, shrubs, flowers, and lawns shall be neatly maintained so that the lot is not detrimental to the neighborhood’s overall appearance. (Refer to section 6.2 Declaration of Covenants)

 

STRUCTURES:

All buildings and structures (including but not limited to, sheds, large playsets, gazebos, arbors, greenhouses, or other structures of similar kind) visible from any street, or other lot must be approved by the Architectural Committee.

This also includes concrete or masonry walls, rockeries, fences, swimming pools, or other similar structures.

Thurston County code 20.07.050, nnumber 4, requires structures over 200 square feet to not be less than five feet from all property lines, and structures under 200 square feet to not be less that two feet from all property lines. Additionally, all structures must be located in compliance with CC&R 7.5 Setback Requirements, which may increase clearance footage from property lines for ‘easements for utilties and access’

Sheds

Must be designed and built to match the exterior of the house they adjoin.

Roofing, siding, and paint colors must match the house.

All sheds must be built and secured to a concrete foundation pad or other permanent means of securing the structure.

Sheds cannot encroach on the recorded septic field or reserve septic area.

Small plastic sheds may not be above the fence line.

 

Play Equipment

Equipment taller than 6 feet high (Including but not limited to play sets, trampolines, swing sets, playhouses, tree houses and the like) are suggested to be a minimum of 5 feet from all fence lines.

Consideration should be given to visual impact of adjacent and nearby residents when using such equipment to minimize its impact on neighbors.

All equipment must be secured to the ground for safety (high winds)

 

Other Structures

Carports and Boat cover structures are prohibited unless they match the design of the house.

Temporary metal and plastic structures are not allowed.

 

 

MAINTENANCE / REPAIRS & EXTERIOR ALTERATIONS:

Exterior Painting

All exterior painting projects that include a change from existing colors require approval from the ACC.

Primary and trim colors should be consistent with the neighborhood’s color palette.

Homeowners may not repeat color schemes of immediately adjacent homes.

Wood Fencing – shall be natural wood color stains only (no colors such as white, blue, green, etc.).

All awnings, shutters and arbors permanently attached to the house must be submitted for ACC approval.

 

 

PROJECT SUBMISSION PROCESS:

To begin the process please fill out the form below with an overview and we will reply with the additional items needed. 

Depending on the project we will require various things including: complete plans and specifications of all such proposed structures and exterior alterations, together with detailed plans showing the proposed location on the site, along with any other data requested by the ACC.

These items shall be submitted and approved before construction or alteration is started.

A response, not necessarily approval or denial, to your proposal will be returned within ten (10) business days. An approval or required change notice may take longer depending on the size and scope of the project. The ACC decision may be dependent upon the necessary contractor / consulting review. A $250 submission fee may be assessed if the ACC needs to seek outside consultation, for example, an engineer. *

*Approval by the ACC does not relieve the lot owner of the responsibility to obtain all other necessary approvals and permits legally required by the county or other government agencies. Please see below for additional links that may be of assistance. The homeowner is responsible for proper placement of structures so they do not encroach on any utility easements that are specific to their property.
